In all of the following examples the real ‘value add’ that we brought to bear was our extensive knowledge of the local market place giving us the ability to choose the appropriate potential purchasers. In addition we had Board level contacts within the potential purchasers which enabled us to resolve any transactional difficulties that arose during the sale process.

4.3 Ha (11 acres) Land at Station Road, Honeybourne, Worcestershire

Greenhill & Brownfield were instructed to advise private landowners in regards to the exercising of the option agreement on this greenfield site. We negotiated an increase of 300% from the developers offer. In addition we secured the retention of a ransom strip over adjoining land. As part of these complex negotiations we also negotiated the ultimate sale of the site to Bovis Homes.

​19.8 Ha (49 acres)​ Land at Offenham Road, Evesham, Worcestershire

Greenhill & Brownfield were instructed, following a referral from a local Chartered Surveyor, to negotiate the sale of this land, under the terms of an Option, on behalf of one of 4 landowners. Acting against Savills and Miller Homes we negotiated an increase of 38.5% from their ‘final’ offer. In addition we secured sales overage on the new homes and the retention of a ransom strip over adjoining land. As part of these complex negotiations we also assisted in the sale of the site to a consortia comprised of Barratt Homes, Bovis Homes and Taylor Wimpey.

1.2 Ha (3 acres) Land at 27 Brewers Lane, Badsey, Worcestershire

A fellow Chartered Surveyor introduced me to the landowners of this site. I negotiated the settlement terms of the Option over this land. Despite being brought in at the eleventh hour, with both parties in disagreement, I successfully negotiated, against Crest Nicholson and their agents GVA Grimley, an increase of 142% from their ‘final’ offer which included the ‘gift’ of the show home to my clients.​

2 Ha (5 acres) Land at Great Bourton, Banbury, Oxfordshire

Greenhill & Brownfield were instructed to advise private landowners in regards to selecting a developer for this 2 Ha (5 acre) greenfield site outside of this Rural Settlement. Following the negotiation of an Option, several years later, we were then further instructed to negotiate the exercising of the Option, following the granting of planning permission for 36 houses.

Circa 20 Ha (50 acres) Land off Bewdley Lane, Evesham, Worcestershire

​Greenhill & Brownfield were instructed to acquire this strategic site on behalf of Hallam Land Management. The land lies between the existing town centre and the river and has been ripe for development for many years. Following detailed and lengthy negotiations the land has been successfully Optioned for the next 10 years.

4.3 Ha (11 acres) Land at Station Road, Honeybourne, Worcestershire

​Greenhill & Brownfield were instructed to advise private landowners in regards to selecting a developer for a 5 year option agreement on this greenfield site just outside of this Key Rural Settlement. Following a select off market marketing exercise we selected the developer and negotiated a 5 year option agreement for a six figure upfront payment and an excellent future share of the final sale value.

0.9 Ha (2.2 acre) Land at Dunball, Somerset

I was instructed to advise private landowners in regards to negotiations with EDF who were seeking to acquire their land, under the threat of CPO, as a construction distribution centre for the construction of the new nuclear power station at Hinkley Point.

16 Ha (40 Acres), Greenfield site, Woolavington, Somerset

Greenhill & Brownfield were instructed to advise private landowners in regards to selecting a developer for this 16 Ha (40 acre) greenfield site outside of this Key Rural Settlement. Within 1 month we had selected the developer and negotiated a 5 + 5 year option agreement for a six figure upfront payment and an excellent future share of the final sale value.

Bradford Street, Digbeth, Birmingham – Brownfield sites

Greenhill & Brownfield were instructed as consultants to advise on these 6 mixed use sites in Digbeth, Birmingham (The Irish Quarter). These mixed use schemes are at the heart of the regeneration of Digbeth and offer several different redevelopment scenarios.

5.7 Ha (14 acres) Kidderminster, Worcestershire – Brownfield site

I was instructed to advise on this industrial site in regards to its potential redevelopment. I also advised on the relocation of the business to new premises.

Revitalise Homes LLP

Greenhill & Brownfield have been instructed and retained to advise Revitalise Homes on their land acquisitions programme. Revitalise Homes are a cutting edge rural Intermediate housing provider. They provide quality, private shared equity, rural housing to those who otherwise could not afford to live in their rural community but equally do not qualify for Social Housing. Bredon Road, Tewkesbury, Gloucestershire

This 220 unit site with detailed planning permission sold unconditionally, off market, on behalf of Pettifer Estates, for well in excess of its guide price to Miller Homes. We were then instructed by Miller Homes to sell on part of the site to Bryant Homes.

Donnington, Telford, Shropshire – 6.9 Ha (17 acres)

A sale on behalf of Defence Estates to Barratt Homes. The former industrial site was sold with the benefit of an outline planning consent for in excess of 170 residential units. The site sold unconditionally for a sum circa £10 million. The time scale from instruction to completion was approximately six months.

AWE, Cardiff, Wales – 8 Ha (20 acres)

A sale on behalf of Defence Estates to George Wimpey Homes. This brownfield site was sold with an outline planning consent for in excess of 300 residential units. Sale price was circa £20 million and was unconditional. The time scale was approximately six months from the time of instruction to completion.

Squire Locks, Willenhall, West Midlands – 2.2 Ha (5.5 acres)

Sold to Barratt Homes. This site was an active and existing lock making factory and was sold on a subject to planning basis for circa £5 million. The client, Squire Locks, was guided from the decision to sell through to the completion of the transaction which took approximately four months to exchange of contracts from the date of instruction. Completion took place upon the granting of planning permission for 135 units some nine months later.

Stourport Canal Basin, Stourport upon Severn, West Midlands

Acting for ISIS on 144 unit waterside scheme in Stourport upon Severn from concept to sale. Instructed as their consultant from inception of the disposal of the asset, right through to acting as the sales agent for the actual disposal. This involved working with architects and planning consultants, both in Masterplanning, but also for actual Planning Applications, in terms of advice on unit mix, type, density, values and viability. This also included advice in regard to social housing provision and values.

West Midlands Fire Service HQ, Lancaster Circus, Birmingham

0.7 Ha (1.7 acre) Grade II listed city centre site. Sold for mixed-use redevelopment to Watkin Jones.
